A combination of new road infrastructure, expanding residential demand and renewed government investment is reshaping Kuje from one of Abuja’s quieter satellite towns into an emerging investment corridor.
It is against this backdrop that Wisdom Kwati Smart City PLC has unveiled Usulo City, a ₦500 billion master-planned residential and mixed-use development that the company describes as Africa’s first wellness city.
The project, which spans approximately 300 hectares, combines residential neighbourhoods with commercial, healthcare, hospitality and recreational infrastructure in what the developer says is a long-term vision for integrated urban living.
Recent infrastructure investment by the Federal Capital Territory Administration has significantly improved connectivity between Kuje and central Abuja. Over the past year, projects including the Idu–Zuba Road, the Airport–Kuje Road and the Kuje–Gwagwalada Dual Carriageway have reduced travel times and strengthened access to the district, reinforcing its appeal for residential and commercial development.
Speaking at the launch, Chairman Wisdom Kwati said the decision to develop the project in Kuje was driven by both current infrastructure improvements and the area’s long-term growth potential.
“Every major city reaches a defining moment when infrastructure, vision and private investment begin to align. We believe Kuje is approaching that point, and Usulo City represents our contribution to shaping what comes next.”
The development is planned across ten phases and will include residential communities, a golf course, an artificial beach, shopping and entertainment facilities, schools, healthcare services, an independent power plant, hospitality assets and supporting commercial infrastructure.
According to the company, the master plan was designed around the concept of wellness, creating an environment where healthcare, recreation, green spaces and modern infrastructure are integrated into everyday living.
Managing Director, Zara Kwati said the company is focused on creating a development capable of supporting both quality living and long-term economic activity.
“Cities are no longer measured only by the number of houses they deliver. They are increasingly judged by how well they support businesses, families and communities over time. That thinking has shaped every stage of our planning for Usulo City.”
Beyond residential housing, Wisdom Kwati Smart City expects the development to generate employment opportunities during construction while attracting businesses, service providers and institutional investment as successive phases are delivered.
Execution, however, will be central to achieving those ambitions.
Chief Operating Officer, Baba Yakubu Ballah said the company is prioritising infrastructure delivery before residential occupation begins.
“Our immediate focus is establishing the core infrastructure that gives investors confidence. Roads, utilities and essential services will form the foundation upon which every subsequent phase is delivered.”
The launch comes as government investment continues to reshape Abuja’s satellite districts through new transport infrastructure and urban expansion. With several projects still under construction across the Kuje corridor, developers are increasingly positioning the area for long-term residential and commercial growth.
Whether Usulo City ultimately delivers on its ambitions will depend on execution over the coming years. For now, the project represents one of the largest private real estate developments announced for the Kuje axis and reflects growing investor confidence in the district’s future.
